Residential land prices in the Colombo District increased by 12.4% year-on-year in the second half of 2025, while commercial land prices rose by 11.3%, according to the Central Bank of Sri Lanka (CBSL).
The Bank noted that the Land Valuation Indicator (LVI) for the Colombo District recorded an overall annual increase of 10.6% in the second half of 2025, compared to the same period in 2024.
The growth was observed across all sub-indicators of the LVI:

Residential LVI – up 12.4%

Commercial LVI – up 11.3%

Industrial LVI – up 8.0%
The Central Bank further stated that, on a semi-annual basis, the LVI and its sub-indices also recorded moderate increases in the second half of 2025 compared to the first half of the year.
Among the three categories, the Commercial and Residential LVIs showed stronger momentum relative to the first half of 2025, indicating sustained demand in key property segments.
The continued upward movement reflects steady activity in Colombo’s land market despite broader economic adjustments.
